Potrero Hill TPO Roofer: Cost, Process & Permits

Potrero Hill TPO Roofer: a practical guide

This page covers how tpo roofer work is actually carried out in Potrero Hill — what happens on site, how material choice is affected by local conditions, what moves the price, and the permit position in San Francisco. It is written for property owners weighing up the job rather than as a sales pitch.

How the work runs, step by step

1. Preparation and protection. Landscaping and hardscape are covered before anything comes off. Access, skip placement and working hours are agreed in advance so the property stays usable while work is going on.
2. The work itself. Tear-off exposes what the inspection could not see, and anything unexpected is shown to you and priced before it is covered up. Underlayment, flashing and the covering go on in sequence, with the site cleared at the end of each day.
3. Final inspection and sign-off. The finished roof is walked and photographed. You receive the manufacturer documentation, the workmanship terms, and the permit sign-off where one applied.
4. Inspection and diagnosis. We get on the roof rather than quoting from the ground. That means checking the field, the valleys, the flashing at every penetration, and the condition of the decking where it can be reached. Water travels, so the visible stain is rarely beneath the actual entry point.
5. Written scope and price. You get the findings in writing with photographs, the recommended work, and a price broken into material, labour and tear-off. If part of the roof can reasonably wait, we say so rather than bundling it in.

Choosing material for Potrero Hill conditions

Fog and long wet spells make drainage and underlayment the priorities. Composition shingle and metal both work when detailing is right; what fails here is almost always a valley, a parapet or a flashing junction rather than the field of the roof.

What moves the price

No two Potrero Hill roofs price the same. These are the factors that actually change the number, in rough order of impact:

• How many existing layers have to come off before new material goes on
• The covering itself: shingle, tile, metal and low-slope systems sit at different price points
• Condition of the decking underneath, which is only fully visible once tear-off starts
• Flashing, valleys and penetrations — the detail work is where labour hours concentrate
• Access: a roof a truck can park beside costs less to work on than one it cannot
• Permit and inspection fees where the jurisdiction requires them

Permits and inspections in San Francisco

San Francisco requires a permit for roof replacement, and buildings in historic districts face additional review. Many properties also have party-wall and parapet details that must be addressed as part of the work. We pull the permit for Potrero Hill work ourselves rather than leaving it with you.

Signs worth acting on

• Lifted, curled, cracked or missing material visible from the ground
• Flashing that has pulled away at a chimney, skylight or wall junction
• Staining or brown rings on interior ceilings, particularly after rain
• Damp insulation or a musty smell in the attic
• Granules collecting in gutters or at downspout outlets

When repair stops making sense

Repair is usually the right answer, but not always. Consider replacement when:

• Granule loss is widespread rather than local, or tiles are breaking when walked
• The decking feels soft underfoot in more than one spot
• You are planning solar, since it is far cheaper to re-roof before panels go on than after
• Repairs are stacking up in different areas rather than recurring in one place

We cover Potrero Hill along with Mission District and Mission Bay, and we will tell you honestly which side of that line your roof sits on. An inspection and written quote cost nothing.
